junipero serra state office building, los angeles, ca 1996-2012

the junipero serra state office building was an abandoned 12-story broadway department store. mr. olschlager was part of a consultant team as an historic preservation architect hired by the state of california to develop a design for the building’s adaptive reuse. it was covered in graffiti when the state of california purchased the building in 1995. restoration of the building included exterior glazed brick and terra cotta, wood windows and store fronts. the interior has retail on the first level and office space for state agencies on the upper floors. this is an excellent example of adaptive reuse. it was the lowest-cost california state office building in three decades and received a conservancy preservation award in 2000.
